What a cheap mortgage site usually costs later

The common shape is a low one-time build price, then a hosting bill, then an SSL renewal, then a page builder licence, then a plugin subscription for the calculator, then an hourly rate every time a licensed state changes. Twelve months in, the total has passed what a managed plan would have cost, and the site is out of date because every change costs money and friction. The second common shape is a free site from a lender platform, which is genuinely free and genuinely not yours: you cannot change the structure, you do not own the domain, and it goes away when you move. Neither is a bad deal because of the price. They are bad deals because of what the price excludes.

Why there is a build fee at all, and why it comes last

The one-time build fee covers the work that happens once: the design, the copy for your programs, the migration of anything worth keeping, the estimator setup and the connection into your CRM or LOS. Spreading that into the monthly price would mean either a much higher monthly figure or a long minimum term, and we would rather have neither. So the fee is invoiced only after the site is live and you have approved it. If you cancel before the build starts, it is never charged. You are never asked to pay for a build you have not seen.

Where affordable stops being the right question

If you close a handful of loans a year and want a credible page a referral can act on, the lowest plan is the right answer and the rest of our range is not for you. If you run a team, need routing between originators, or want the AI receptionist answering after hours, the honest advice is that the cheapest plan will not do it and stretching it will cost you more in missed inquiries than the difference. We would rather say that on a demo than sell you the small plan twice. Either way, no minimum term and no pressure: pick on the call, not before it.

Are there setup costs I have not seen?

No. The plan fee and the one-time build fee are the whole cost of the website. Usage costs exist only on the plans that include the AI Engine, where message and call volume is passed through at what our providers charge us, and those are itemised before you buy.

What happens if I cancel after a few months?

The site runs to the end of the month you have paid for and no further invoice is raised, provided your notice reaches us at least 2 business days before the next invoice date during business hours. All sales are final, so paid months are not refunded, and we transfer your domain to you at no charge.

Can I start cheap and upgrade later?

Yes, and most people should. Moving up a plan adds the AI Engine or the Content Engine on top of the same site. There is no rebuild and no second build fee.

Is a free lender-provided site good enough?

Sometimes, early on. It is genuinely free. What it usually is not is yours: you rarely own the domain, you cannot add program pages or an estimator that keeps the lead, and it goes away when you move lender. If any of those matter, it is worth paying for a site you keep.
